    Check whether the water is cold or just lukewarm. Cold usually means the heater stopped, lukewarm usually means it cannot keep up, and the second one is a sizing conversation rather than a repair.

    Look underneath before anything else. Water on the floor around the base means the tank itself has gone, and no repair brings it back.

  3. 3

    Note the model and capacity off the label. Commercial heaters are ordered rather than carried, and the label decides whether this is a same-day fix.

    If it is gas and the pilot will not stay lit, stop relighting it. A failing thermocouple or gas valve is the fault, and repeated attempts do not help.

Pattern 1

Hot water runs out halfway through service

Usually sediment stealing tank volume, or a heater sized for the business that was here before you. A flush is cheap and it tells you which one it is.

Pattern 2

Tankless unit throwing a code every morning

Scale on the heat exchanger in a hard water area. Descaling on a schedule keeps them alive. Ignoring it kills the exchanger, which is most of the unit's value.

Pattern 3

Water at the far sink never gets hot

A dead recirculation pump or a closed balancing valve, not the heater at all. Cheap to fix and easy to misdiagnose as a heater fault.

Repair or replace?
A leaking tank is always a replacement. A heater under about ten years old with a failed control is worth repairing. Between those, get the replacement number too, because commercial venting and code upgrades are often the larger part of that bill.
How hot does commercial hot water have to be?
It depends what you use it for. Handwashing, warewashing and sanitizing all have different requirements in the food code, and a dish machine that sanitizes with hot water sets the highest one. Ask for the delivered temperature measured at the fixture, not at the heater.
What license does this need?
C-36 plumbing in California, and C-4 for boiler and hot water heating work. Both are shown on the listings here where the business holds them.
Can I trade today without hot water?
Generally no if you serve food or wash hair. Most health codes require hot water at handwash and warewash sinks, and an inspector arriving mid-outage is a closure conversation.
