Stop using water in the building. Every flush adds to what comes back up, and sewage on a commercial floor is a closure and a cleaning bill rather than only a plumbing one.
Insist on a camera survey before agreeing to any excavation. You are being asked to buy a repair to a pipe nobody has looked at, and the footage is what tells you whether it needs lining or digging.
Ask where the responsibility boundary is. In most cities the property owner owns the lateral out to the main, but the exact point varies and it decides who pays.
Check whether the building shares a lateral with a neighbor. Shared laterals in older strip units are common and they change the conversation entirely.
