Keeps Needing Doing

Commercial cleaning and janitorial

Cleaning is the only line on this list every customer sees on every visit, and it is the one most often bought on an hourly rate and re-bought a year later. Work covers scheduled janitorial visits, restroom servicing and consumables, hard floor care from nightly mopping through strip and refinish, carpet extraction, interior and exterior glass, and the deep clean people book ahead of a health or fire inspection. The specification decides the price far more than the rate does: two quotes an hour apart usually differ on how many nights a week the restrooms are done.

What commercial cleaning and janitorial costs

Most of these jobs land near $380. The full spread runs $140 to $2,500, and the gap between those two ends is diagnosis against replacement rather than one business being dearer than another.

What moves it: how much of the job is parts, whether the fault is found in the first hour or the third, access to the equipment, and the hour of the day you call. We never speak to the businesses listed here, so there is no rate card behind any of this. It is our own band for the category, and there is no regional index: the figure does not change with your metro.

Our estimate from national cost bands, not a quote from any business. Every row is the same band with the urgency multiplier the site applies everywhere else, so this table can never contradict the headline number. Ask for a written price before the work starts.

Who is licensed to do this work

No California classification covers this work, which is the honest answer rather than a gap in our data. The state licenses the supply behind a machine, the gas line, the exhaust duct, the refrigeration circuit and the electrical feed, and it does not license the machine. So there is no register row to read and no license number to print, and a page that offered you a plumber for it would be inventing the match.

Before you pay for a callout

Two minutes of checks that sometimes end the problem

We would rather you did not need a callout at all. These are the checks that end the most calls for this fault.

Try a quick fix first

Some issues resolve without a truck roll. Two minutes now can save the callout.

  1. 1

Write the specification before you ask anyone for a price: every room, every task, and the frequency against each one. Cleaning quotes are not comparable without it, and the gap between two of them is nearly always scope rather than rate.

  2. 2

Decide who supplies consumables. Paper, liners and hand soap are a real monthly cost and they are the item most often left out of a low quote and invoiced separately later.

  3. 3

Ask whether the same crew comes every visit. Turnover is what makes cleaning quality drift, and a named crew is worth more than a small discount.

  4. 4

Ask for the certificate of insurance before anyone strips a floor or cleans an exterior window. Slip claims and broken glazing are the two losses this trade actually causes.

What the visit actually includes

  • A room-by-room scope with a frequency written against each task
  • Restroom servicing, including fixtures, floors and consumables where they are in scope
  • Hard floor and carpet care to the agreed cycle
  • Waste consolidated and moved to your bins or compactor
  • A signed visit record, so you can see what was done and when

Diagnosis

How cleaning faults usually present

Written from how these faults actually present on a working premises, not from a manual.

Pattern 1

Quality drops after the first three months

The crew changed and the specification only ever lived in somebody's head. A written room-by-room scope taped inside the janitor closet is what survives staff turnover on both sides.

Pattern 2

Floors go dull a few months after a refinish

Grit tracked in from an entrance with no matting. Fifteen feet of matting at the door protects a floor finish better than an extra coat of it.

By location

Commercial cleaning and janitorial near you

Local pages show which businesses are listed for that metro, how far out they sit, and the local conditions that drive demand.

Counted from the businesses we have imported for each metro center inside a 25 mile radius, and counting only those whose own license classification names this trade. General contractors licensed widely enough to take it on and subcontract it are excluded here, and still appear in a search. A metro reads “none yet” until we load a register that covers this trade there.

Cleaning FAQs

Short, specific answers. If yours is not here, ask the business you call before you agree to the visit.

Find local trades
Why does this search return nothing?
Commercial cleaning is not a licensed contractor trade, so no state register lists cleaners and this site only shows what the registers publish. Ask for two references from premises like yours and read the certificate of insurance, because that is the check a license would otherwise be doing for you.
How often does a commercial premises need cleaning?
It follows footfall and food. A food premises restroom is a daily job, a low-traffic office suite is commonly two or three nights a week, and hard floor refinishing runs on its own cycle of six to eighteen months depending on the traffic across it.
Is this the same purchase as pressure washing?
No. Pressure washing is the outside hard surfaces and it carries a wash water containment obligation in most California cities. Janitorial is inside. Plenty of operators buy them from two different companies and there is no reason not to.
